The Situation
Azmina and Shabir were in their 70s when they reached out to me.
They owned a rental property near their home in Pickering and had started asking themselves an important question:
What do we actually want the next 10–20 years of our life to look like?
They had both worked incredibly hard their entire lives. Their two sons were grown and living their own lives, and with ongoing health concerns starting to surface, they knew it was time to simplify.
The rental property, once an investment that made sense for their future, had slowly become another responsibility weighing on them.
Another thing to manage.
Another thing to worry about.
Another item on an already heavy list.
And they didn’t want that anymore.
The Challenge
This wasn’t an easy property to sell.
The home had been used as a rental property for approximately 20 years and had seen significant wear over time. It simply was not in the same condition as many of the competing homes hitting the market across Durham Region and the Greater Toronto Area.
At the time, we were also in a buyer’s market:
- higher interest rates,
- increased inventory,
- and cautious buyers who had more options than usual.
We had to think realistically and strategically.
Because the truth was:
Why would a buyer pay top dollar for a property that also needed approximately $150,000 in renovations when they could purchase another home nearby in move-in-ready condition?
That question shaped our entire strategy.
On top of the market conditions, the property was fully tenanted:
- four adult male tenants upstairs,
- and a family living in the basement.
This added another layer of complexity because selling tenant-occupied properties in Ontario requires careful coordination, communication, and strict adherence to landlord and tenant laws.
We had to ensure:
- proper notices were provided,
- timelines were handled correctly,
- tenant rights were respected,
- and nothing jeopardized the transaction.
Experience mattered here.
The Strategy
Instead of trying to “overpromise” or chase unrealistic pricing, we focused on positioning the property properly within the current market conditions.
The goal was not to pretend the home was something it wasn’t.
The goal was to:
- attract the right buyers,
- price strategically,
- minimize days on market,
- and create momentum despite the property’s condition.
Before listing, we focused on improvements that would create the biggest impact without overspending unnecessarily.
That included:
- a deep professional clean,
- small repairs throughout the property,
- and improving the overall presentation as much as possible while tenants were still living there.
Small details matter more than most people realize when preparing a home for sale — especially in a slower market where buyers are comparing every property carefully.
The Process
Once the property was ready, we launched it strategically during the summer market.
Because we understood the challenges of the property, the marketing needed to work harder than the competition.
We focused heavily on:
- positioning,
- pricing,
- buyer expectations,
- and showcasing the potential of the property honestly while still highlighting its value.
At the same time, we carefully coordinated:
- showings around tenants,
- communication with all parties,
- legal notice requirements,
- and buyer concerns regarding renovations and occupancy.
This wasn’t a simple “put a sign on the lawn and hope” situation.
It required constant management, market awareness, and strategic execution from beginning to end.
The Result
The property sold by the end of the summer.
And most importantly?
It did not sit on the market endlessly like many competing listings at the time.
Azmina and Shabir were relieved, excited, and grateful to finally move forward without the stress of managing another property.
The Outcome
Today, they have one less responsibility weighing on them and more freedom to focus on their health, retirement, and family.
That’s what this transition was really about from the beginning.
Not just selling a rental property, but simplifying life during a stage where peace of mind matters more than managing investments and maintenance.
